Exiting Highway 27 onto 17/92 just a mile down on your right sits the calm community of Chanler Ridge. Due to its convenient location this neighborhood resides approximately 35 minutes from Walt Disney World Resort, 45 minutes from Orlando, and about an hour away from Tampa.
Local favorites such as Manny’s Original Chophouse, R-Place Eatery, and La Fiesta Mexicana are also all within a short distance.
A large portion of Chanler Ridge was constructed and sold around 2006. Recently, D.R. Horton has expanded the rear of the community to add several new homes constructed in 2019 and 2020. Upon my last visit to the community I found that the final two model homes at the entrance of the community were being converted into residential homes for purchase.
At the moment there are currently 2 active listing available for sale in Chanler Ridge, and 4 others that are under contract.
Taking a look at the last 6 months you’ll find that 22 homes have sold, and within the past year a total of 34 have sold.
Of these 34, 10 of them were built in 2008 or before and the remaining 24 were constructed in 2018 or later meaning they likely were new build sales by D.R. Horton.
The average sales price for the newer construction 4-bedroom homes is about $226,000 with an average time of 26 days on market. Average sales price of 4 bedroom homes built before 2008 is about $190K with an average of 35 days on market.
The average sales price for the 3-bedroom new build is about $216,000 with average time of 48 days on market. Only one older 3 bed sold within the past year. It went for $179,500 after 40 days.
